We explained that we wanted a freestanding patio cover that would match the existing brick and roofing of our home. I specifically requested a framed ceiling fan centered in the structure, electrical outlets installed within the brick columns, exterior lighting, and the ability to operate the lights from inside the house.

Mark designed and constructed exactly what we envisioned. He installed a concrete slab that was substantially stronger than what many people would typically use for this type of structure. I also told him I did not want the unattractive angled bracing, commonly referred to as gussets, and instead wanted clean lines with fully bricked columns. Because of the strong winds we frequently experience in Plantersville, Texas — where normal wind gusts can average 15–25 mph and often much higher — Mark used heavy structural lumber and built the patio cover with durability and stability in mind.

Every detail was completed with care. He painted everything to perfectly match the existing home, and the finished project is absolutely beautiful. The time, craftsmanship, and attention to detail were outstanding. He gave us everything we asked for and more.

Since completing the patio cover, we have continued to call Mark for additional projects around our home. He repaired siding where the original builder had left exposed sheathing and matched both the siding and paint perfectly. He also installed a new kitchen light fixture that gave the room a much more modern appearance.

When we moved into a new office, we noticed that the restroom exhaust fan was not working. After some time, it became clear that something was not right. The fan was not connected to anything and was only sitting on top of the ceiling tile. This created a serious safety concern, as it posed a risk of falling and potentially injuring someone.

They removed the improperly installed fan and replaced it with a properly secured unit, fastening it to the ceiling framing as it should have been done originally. My name is Vernon Fox, and I am the former owner of Lone Star Uniforms. In 1998, Mark Denker completed a build-out for us in a commercial strip center. As our business grew, we purchased a larger tilt-wall building on the Sam Houston Toll way. At that time, we hired Mark to construct custom-sized dressing rooms and remodel our showroom. He also repainted the entire interior of the building.

As our business expanded further, we retained D&D to build a warehouse/garage-type structure for additional storage. Later, we converted that building into offices, renovated the interior, and painted the exterior. Mark also assisted us in evaluating potential property acquisitions near downtown Houston. His careful observations prevented us from purchasing a building that contained asbestos materials.

When we found another building, Mark provided a detailed budget estimate for remodeling and opening a new showroom. He and his crew performed the demolition, constructed new interior walls, and repainted the entire facility. Extensive renovations were required to adapt the previous tenant’s floor layout, and Mark coordinated his tile setter to create a flawless new entrance floor.

We encountered a waterproofing issue due to a zero-lot line. Mark not only repaired the leak but also provided a long-term solution to prevent future water intrusion between the buildings. He also identified roof leaks through water testing, which allowed us to negotiate necessary repairs with the property owner.

Later, when preparing to sell our business, our Beltway location required extensive exterior renovations. Mark provided a detailed analysis and executed the work with his crew. This major project included repainting the tilt-wall building, repairing large expansion joints, and ensuring comprehensive commercial waterproofing. During this period, a commercial sign contractor accidentally damaged our building; Mark repaired it flawlessly with no visible signs of the damage. The entire exterior paint and repair project required his crew to work from a 50-foot articulating lift.

After selling our building, the new owner hired Mark to perform renovations at the downtown Houston location. When we purchased another commercial property near Tomball, Texas, we again retained D&D to repair structural sheathing around the building perimeter, including extensive siding and painting work.

Over the years, as our business needs evolved, we consistently relied on Denker & Denker for build-outs, renovations, and property maintenance.
